Every figure published on Le'elt is sourced, verified, and dated. This page documents the standards we apply so buyers, renters, and journalists can audit our work.
Residence verification standards
Every public trust claim resolves to a documented standard.
The clusters below define each claim, how it is evidenced, and which Trust Center programme it powers.
Location evidence
Landmarks
Named landmarks are recorded by Le'elt staff on the inspection visit. Each landmark is stored with its straight-line distance to the residence and verified against public mapping data before publication.

Five city anchors frame how people actually move through Addis Ababa: Bole International Airport, the African Union HQ, the National Museum, Unity Park at Arat Kilo, and Entoto Park. Drive times are derived from the residence's coordinates against these fixed anchors.

Walk Score is a single rounded tier derived from named places within walking range of the address. 80+ is Very walkable, 60–75 is Walkable, 40–55 is Somewhat walkable, and under 40 is a Quiet pocket. Counts are taken from the named places recorded during the inspection.

The street class label describes the road the residence opens onto, derived from Le'elt's location index within ~30 metres of the pin. Labels include Quiet Neighborhood Way, Pedestrian-First Lane, Local Access Road, Neighborhood Connector, Cross-District Route, Main Avenue Frontage, Express Corridor, Private Compound Access, Unpaved Approach, and Walk-In Only.

Solar orientation is recorded from on-site observation of the facade and primary living areas, paired with the residence's coordinates. It is published only when the inspector can confirm the orientation from inside the residence.

Host verification
Le'elt staff manually authenticate each host's identity documentation, phone connectivity, and property assignment rights before any residence under that host is published. Hosts who fail any check do not appear on the platform.

Before a residence is published it passes Le'elt's editorial review for photography, accuracy, and completeness — the House Standard. Residences that do not meet the standard are returned to the host with notes rather than published with caveats.

Residence records
Every published residence is assigned a permanent Residence Record reference in the format BO-XXXXXX. The record carries the publication date, the last-updated date, and a citation back to this methodology so every claim is auditable.

Photography is commissioned by Le'elt and shot on the inspection visit. Stock imagery, host-supplied photography, and renderings are not eligible. Every image in a published gallery was taken on-site by or under the supervision of Le'elt staff.

Sources
Federal land registry filings, Ministry of Urban and Infrastructure transaction records, accredited broker MLS feeds, and Le'elt's proprietary inspection database (8,400+ residences, January 2023 – present).
Sample size & coverage
9,420 listings across 14 sub-cities of Addis Ababa, with secondary coverage in Bishoftu, Hawassa, and Bahir Dar.
Inclusion rules
Open-market arm's-length transactions only. Family transfers, distressed sales, and undisclosed off-market deals are excluded from medians.
Pricing normalization
Prices are reported in Ethiopian Birr (ETB) with USD parity stated at the date of computation. Per-square-metre values exclude furniture, fittings, and concierge fees.
Verification protocol
Every residence is physically inspected by a Le'elt agent. Photographs are commissioned, ownership documents are reviewed, and the seller's identity is confirmed before publication.
Limitations
The informal rental market is under-represented; expat-driven demand skews Bole and Old Airport medians; pricing in ETB carries currency-translation risk.

Common questions+
How does Le'elt verify a residence before publication?+
Every residence is physically inspected by Le'elt staff. Ownership documentation is reviewed, the host's identity is authenticated, and photography is commissioned. Only residences that pass all three checks earn publication under the House Standard and are designated Verified Residence.
What is the difference between Inspected by Le'elt and Verified Residence?+
Inspected by Le'elt is the evidence layer — staff-observed facts about the address: landmarks, drive times, walkability, street class, and architectural orientation. Verified Residence is the trust designation a residence earns once publication, host verification, and the inspection have all been completed.
What is a Residence Record?+
A Residence Record is the permanent reference number assigned to every published residence on Le'elt, in the format BO-XXXXXX. It is paired with the publication date, the last-updated date, and a methodology citation so any claim about the residence can be audited.
