Getting started

Do I need an account to browse?

No. An account is only needed to save residences, request viewings, or use "Notify me" alerts.

Is there a fee to use Le'elt?

Browsing, viewings, and conversations are complimentary. We earn only when a sale or lease is completed.

How are listings verified?

Every residence is inspected in person. Photographs are commissioned by our team — never user-uploaded.

Search & filters

How do I use the search bar?

Type an area (e.g. "Bole"), a landmark, a listing reference, or a phrase like "3 bedroom villa". The bar suggests matching areas and recent residences as you type.

Can I search in Amharic?

Yes. Area names work in both Amharic and English — "ቦሌ" or "Bole" return the same results.

How do filters work?

Filters narrow results by price, bedrooms, area, and amenities. They combine — every active filter must match for a residence to appear.

How do I clear filters?

Use the "Clear" link at the top of the filter panel, or remove individual chips above the results.

How is the listings list sorted?

Newest verified residences appear first by default. You can switch to price ascending or descending from the sort menu.

What if no results show up?

Try widening the area, removing a filter, or use "Notify me" to be alerted when a matching residence is published.

Can I save a search?

Sign in and use "Notify me" on any area or filter combination. We email you when a new matching residence goes live.

How do I see residences on a map?

Open the Map page from the menu. Pins cluster when zoomed out; tap any pin for a preview card.

Distance & location

Why are distances shown from Meskel Square?

Meskel Square is the historic centre of Addis Ababa. Anchoring every distance to it gives buyers and renters one neutral scale to compare locations.

How is the distance to a residence calculated?

When the host has provided exact coordinates, we measure from Meskel Square using the same geographic convention used by major international mapping standards. Otherwise we fall back to the centre of the listed area.

How accurate is the distance shown on a listing?

Distances are published as approximate bands rather than exact metres, so two close-by homes read at the same scale. Driving time will naturally be longer than the figure on the page suggests.

Neighbourhood & walkability

What does the “What's around” section show?

It lists notable places near the residence — schools, hospitals, malls, parks, places of worship, restaurants, hotels, transit stops and civic landmarks — with a humanized walking cue for each (“steps away,” “a short walk,” “about a 10-minute walk”). Data is compiled from our location index when the listing is published.

Why do you show only five nearby landmarks?

Five is enough to convey the character of the neighbourhood without overwhelming the page. When more are detected we display the five closest and note the count of additional ones.

What does the walkability score mean?

The walkability score is a single rounded score, published in tiers so two near-identical homes read at the same level. The tiers are: 80 and up — Very walkable; 60–75 — Walkable; 40–55 — Somewhat walkable; under 40 — Quiet pocket.

How is the walkability score calculated?

It follows the spirit of the walkability conventions used internationally — counting the notable places within walking range of the home and weighting them by how close they are on average — then publishes the result as a single rounded tier. The calculation runs entirely on Le'elt's own systems, drawing on the landmark list attached to the listing, so the tier shown and the evidence below it always agree.

Does “Quiet pocket” mean the residence is in a bad area?

No. A low walkability score simply means few amenities are within walking distance — often the mark of a calm, residential street. Many premium villas score lower on walkability and higher on quiet privacy.

Can I filter residences by a specific landmark?

Yes. Tap any landmark chip on a residence (for example “Bole Medhanialem Church”) and the search will show every residence with that landmark nearby. You can clear the filter from the chip above the results.

Why isn't every landmark a separate page?

Landmarks live as filters on the search page, not as standalone URLs. This keeps the site fast to crawl, avoids near-duplicate thin pages, and ensures Google indexes the canonical residences instead of empty landmark hubs.

How often is the landmark data refreshed?

Landmarks are captured when a residence is first published and refreshed whenever the host updates the address or coordinates. The detection date is stored on the listing.

Exchange rates

Where do the ETB exchange rates come from?

Daily mid-market rates published by the National Bank of Ethiopia (NBE), refreshed automatically.

How often are exchange rates updated?

Once per business day, shortly after the NBE publishes. The timestamp on the Exchange Rates page shows the last refresh.

Why does the price I see in USD differ from a bank quote?

We show the NBE mid-rate for transparency. Commercial banks and forex bureaus apply their own spread, so the cash rate you receive will differ.

Can I pay or receive funds in USD?

Transactions settle in ETB through Ethiopian banks. Diaspora buyers can fund through approved foreign-currency channels — see the Diaspora page.

Why are prices shown as “≈ $X USD” on listings?

Every listing's real price is in ETB — that's the currency you'll transact in. The “≈” USD figure is an estimate calculated from the National Bank of Ethiopia's mid-market rate, updated daily, to help diaspora and foreign buyers compare at a glance. It's not a quote; banks and forex bureaus apply their own spreads. See /exchange-rates for the rate used.

How do I request a viewing?

Open any listing and tap "Request viewing". A concierge confirms within 24 hours — at no cost.

Can I cancel or reschedule a viewing?

Yes, free of charge. Reply to the confirmation email or message the concierge.

Buying, renting & listing

Can foreigners or diaspora buy property in Ethiopia?

Foreign nationals of Ethiopian origin can own residential property; non-Ethiopian foreigners typically lease. We guide diaspora buyers through the documentation.

What documents do I need to rent a home in Addis Ababa?

A valid ID or passport, proof of income or employment, and a refundable deposit (usually one to three months).

How long does a typical sale take to close?

Four to eight weeks once an offer is accepted, depending on title transfer and bank processing.

Are listing prices negotiable?

Most are. The concierge presents offers and counter-offers on your behalf.

Can I list my property?

Apply via the Host portal. Our team will arrange an inspection and commission a professional shoot.

What payment methods are accepted?

Bank transfer, Telebirr, and escrow through partnered Ethiopian banks.

What does Le'elt Escrow mean?

Le'elt Escrow is a secure payment arrangement where your funds are held by a trusted Ethiopian partner bank instead of going directly to the host. Money is only released once the agreed conditions are met — title transfer for a sale, or move-in confirmation for a rental — protecting both buyer and host from fraud, misrepresentation, and payment disputes.
