How is my monthly payment calculated?+

We apply the standard amortization formula — principal multiplied by the monthly rate, divided by one minus (one plus the monthly rate) raised to the negative number of payments. The principal is the property price minus your down payment.

What interest rate should I assume in Ethiopia?+

Commercial Bank of Ethiopia and most private banks currently quote mortgage rates between 13% and 19% depending on tenor, collateral, and borrower profile. The slider defaults to 16.5%, which is a reasonable mid-point for a residential property in Addis Ababa.

Why is the USD figure an estimate?+

ETB is the canonical currency for every Ethiopian mortgage. The USD line is converted from the live National Bank of Ethiopia mid-market rate as a planning hint for diaspora buyers. Your bank will only ever quote and disburse in ETB.
